HOA Karen Gave My Lake Cabin to Her Son — So I Fenced It Right to Their Head Office
Chapter 2
Told a longtime friend, Joe Miller, to check on the place.
I expected to be gone a few weeks.
I stayed six months.
When I finally came home, Joe met me at the gas station.
He looked nervous.
"Mark," he said, "there's something strange going on at your cabin."
"What kind of strange?"
He scratched his beard.
"I saw a young guy moving furniture inside."
I stared at him.
"What?"
"I thought maybe you rented it."
"I didn't."
Joe looked toward the lake.
"Then you've got a problem."
He was right.
The man on my porch was Karen's son.
And my cabin had already been transferred on paper.
Or at least someone had tried to make it look that way.
What Karen didn't know was that while she had been busy changing documents, I had been quietly preparing for exactly this kind of fight.
Two months before returning home, I had noticed irregularities in letters the HOA sent me.
So I contacted the county assessor.
I confirmed the title.
Updated my records.
Obtained certified copies of the original survey.
And, through my friend Rick, an attorney in town, I had already begun the process of filing a quiet-title action.
I didn't know why I felt something was wrong.
I just knew it was.
Now, standing beside that new fence, I understood.
Karen hadn't simply made a mistake.
She had targeted me.
And if she thought I was going to quietly disappear, she had badly underestimated the man she was dealing with.
That evening, after the workers left, I sat in my truck with a cup of coffee.
The sun was dropping behind the pines.
The lake had turned orange.
Then a black SUV pulled up behind me.
A man in tinted glasses stepped out.
He carried a clipboard.
He knocked on my window.
"Mr. Palmer?"
I lowered it.
"Yes."
"I'm here on behalf of the Lake View HOA board."
He held out a document.
"Cease and desist."
I looked at it.
Then at him.
"On what grounds?"
He opened his mouth.
But before he could answer, shouting erupted from my cabin.
Travis came running down the porch steps.
He was holding a hammer.
"You can't take this place from me!"
The man with the clipboard froze.
Travis continued.
"My mom promised it to me!"
Silence.
I looked at Travis.
Then at the attorney.
The attorney slowly lowered his clipboard.
Travis realized what he had just said.
His face changed.
Because in one sentence, he had admitted something Karen had spent months trying to hide.
He knew the cabin wasn't his.
And now I had a witness.
The war had officially begun.
The next morning, the banging started before sunrise.
I had slept in my truck.
Not because I didn't have a cabin.
I did.
But I didn't trust what might happen while I was inside.
At six-thirty, someone started pounding on the fence.
"Mr. Palmer!"
I opened the truck door.
Three HOA board members stood outside.
They were wearing matching badges.
I almost laughed.
They looked like three men who had been handed authority and didn't know what to do with it.
One of them shouted:
"You are in violation of obstruction code 4B, subsection 12!"
I stepped out.
"Show me the code."
He held up a folder.
"Your fence blocks association access."
"It's on my property."
"Not according to our records."
I smiled.
"Good."
I walked to the fence.
At one of the posts was a small metal lockbox.
I opened it.
Inside was my certified survey.
I handed it to the board member.
"This is the county-approved boundary map."
He glanced at it.
His face changed.
Another board member took it.
Then another.
The silence was almost funny.
Finally, the first man said:
"Karen redrew the lot lines."
I looked at him.
"Karen can't redraw county property lines."
He swallowed.
"The association recognizes lot 42A as belonging to Travis Dwire."
"That's unfortunate."
"You're going to have to remove the fence."
"No."
"We'll take you to court."
"I expect you will."
They walked away.
I called Rick.
He answered immediately.
"How bad?"
"They're claiming Karen redrew my property."
Rick sighed.
"Come to the diner."
An hour later, we were sitting in a booth near the window.
Rick placed a file on the table.
"You were right."
"About what?"
"Something being wrong."
He opened the file.
Inside was a quitclaim deed.
My name was on it.
The signature looked like mine.
But it wasn't.
I knew immediately.
Rick tapped the paper.
"Forgery."
My stomach tightened.
"Can you prove it?"
"Probably."
He pulled out my driver's license application, old loan documents, and several signed contracts.
"Your signature has a distinctive upward stroke on the final letter."
He pointed to the forged document.
"Whoever did this copied your name."
"Badly."
"Badly enough for a forensic examiner to see."
I leaned back.
"Who filed it?"
"The paperwork traces back to a notary who retired three years ago."
"Did he notarize it?"
"Not according to him."
Rick looked at me.
"Mark, this isn't an HOA dispute anymore."
"I know."
"This is fraud."
I stared out the window.
People moved along Main Street.
Normal people.
Going to work.
Buying coffee.
Living ordinary lives.
I wondered how many of them had any idea what was happening around the lake.
Then I asked:
"You think Karen has done this before?"
Rick leaned forward.
"I think you should assume she has."
That afternoon, I went through every piece of documentation I had.
Receipts.
Property records.
Tax bills.
Photographs.
Letters from my father.
Old survey maps.
I found photographs of the cabin from 1982.
There was my father standing beside the unfinished porch.
There was the dock.
There was the original property marker.
And there I was at twelve years old, holding a shovel beside the pine trees I had planted.
I scanned everything.
Then I made copies.
That night, I left packets in my neighbors' mailboxes.
I didn't accuse anyone.
I simply wrote:
If your home could be reassigned while you were away, would you know?
Below it:
Check your records.
People started asking questions.
By noon the next day, the neighborhood was buzzing.
Karen called an emergency HOA meeting.
Only twenty-three people showed up.
