“How ugly can this become?”

Miriam smiled.

“As ugly as they make it.”

We commissioned a commercial appraisal.

The parcel wasn't ordinary residential land.

It contained the clubhouse, pool, tennis courts, walking trails, paved access, utilities, drainage infrastructure, and amenities serving approximately three hundred homes.

Its commercial lease value was far higher than anything Ellis had charged decades earlier.

Then Miriam suggested something that surprised me.

“Start at five times market rent.”

“Five times?”

“They paid nothing for nineteen years.”

“Would a court enforce that?”

“As permanent rent? Maybe not.”

“As a negotiating position?”

She closed the folder.

“Absolutely.”

“You want to scare them.”

“No.”

She looked directly at me.

“I want them to understand the value of what they've been taking.”

A week later, I walked onto the Hawthorne Lakes lawn.

And met Arthur Whitmore.

Five Times the Rent

Arthur tried to regain control.

Men like him always do.

He straightened his shoulders and returned to the tone of a board president preparing to fine someone for putting a trash bin out too early.

“You're making a very serious accusation.”

“No.”

“I am stating recorded facts.”

“You cannot own community infrastructure.”

“I own the land beneath it.”

“The HOA has maintained this property for twenty years.”

“With money collected from residents while paying nothing to the landowner.”

“We've invested millions.”

“You invested in improvements on land you failed to secure.”

His face flushed.

“We have rights.”

“You have rights to negotiate.”

“We are not squatters.”

“Then show me a current lease.”

Silence.

“Show me a deed.”

Nothing.

“A recorded easement?”

Nothing.

“Written renewal after 2005?”

Still nothing.

A security guard arrived in a golf cart.

Arthur pointed at me.

“Remove him.”

The guard hesitated.

“Sir?”

“This man is trespassing.”

I handed the guard my survey, identification, and county tax receipt.

He looked at the documents.

Then the grass.

Then Arthur.

“I'm not touching him.”

Arthur's mouth fell open.

“You work for the association.”

“I'm not getting arrested for the association.”
