She arrived at my house two days later.
She wasn't interested in rumors.
She wanted evidence.
I showed her everything.
The binder.
The spring.
The survey.
The letters.
The video.
The invoices.
Mrs. Gable told her about the gnomes.
The Martinez family told her about the basketball hoop.
Jessica spent nearly four hours interviewing residents.
Finally, she looked at the financial documents again.
“How certain are you that this company belongs to Karen?”
“We're not asking anyone to take our word for it,” Frank said.
He handed her the state registration.
Jessica read it.
Then she looked up.
“This is her?”
“Yes.”
The story aired two days later.
The opening shot was my spring.
Sunlight reflected off the water.
Then came my interview.
“All I did was buy a property with a natural spring,” I said. “The HOA president demanded that I destroy it.”
Then came the video of the landscaping truck.
Then Mrs. Gable.
Then the Martinez family.
Then the invoices.
Then the company registration.
Karen was approached outside her house.
“Ms. Whitmore, do you have a response to the allegations?”
She turned away.
“No comment.”
“Did you receive HOA payments through Creative Community Solutions?”
“No comment.”
“Is the company registered under your maiden name?”
She stopped.
For a moment, she looked directly into the camera.
Then she got into her Lexus.
The report ended.
Harmony Creek exploded.
Residents who had supported Karen began asking questions.
The HOA management company demanded records.
Regulators requested documents.
Barry hired his own lawyer.
Janice did the same.
Within days, both resigned from the board.
They issued statements claiming they had not known about the financial arrangements.
Karen was alone.
Then the recall meeting was scheduled.
The clubhouse could hold roughly a hundred people.
We expected perhaps seventy.
More than a hundred arrived.
People stood outside.
News cameras waited across the street.
Inside, Karen sat at the front table.
Alone.
Her purple blazer looked strangely small.
Barry's chair was empty.
Janice's chair was empty.
For the first time since I'd met her, Karen had no one beside her.
Frank stood at the podium.
I sat beside Sarah in the front row.
My binder rested on my knees.
I didn't need it anymore.
The evidence was everywhere.
Frank began.
“This community was built on trust.”
He described the spring.
The threats.
The fines.
The attempted lien.
The landscaping company.
The selective enforcement.
Then he said:
“But this was never only about power.”
He turned toward the projector.
“It was also about money.”
The first invoice appeared.
$7,500.
Then another.
Another.
Another.
Total:
$48,250.
A murmur spread through the room.
Frank displayed the state registration.
Creative Community Solutions.
Owner: Karen's legal name.
Address: Karen's home.
The room erupted.
Karen stood.
“Lies!”
Someone shouted:
“Resign!”
She banged her gavel.
“You don't understand!”
Another voice:
“We understand perfectly!”
Karen's face turned red.
“I saved this community money!”
Mrs. Gable stood.
“You stole from this community.”
Silence.
Karen stared at her.
Then she looked around.
Nobody was standing with her.
The vote was called.
“All in favor of recalling President Karen?”
The room thundered.
“Aye!”
“All opposed?”
Silence.
Karen slowly lowered the gavel.
The woman who had spent months telling everyone what they were allowed to do had nothing left to command.
She threw the gavel onto the table.
It bounced once.
She grabbed her purse.
And walked away.
The new board was elected that same night.
A retired accountant became president.
Mrs. Gable was elected chair of the architectural review committee.
Her first proposal was simple.
A new rule concerning decorative garden ornaments.
She called it the “Common Sense Ornamentation Standard.”
Everyone laughed.
Then they approved it.
The first official act of the new board was even more important.
Every fine imposed under Karen's administration was reviewed.
Many were canceled.
Some were refunded.
The worst cases received formal apologies.
The HOA hired a forensic accountant.
The preliminary audit confirmed the financial irregularities.
But it also revealed something worse.
