Karen never understood the difference.
Chapter 4
When I asked for the old access records tied to Willow Ridge, she gave me a look. "Haven’t heard that name in a while. That good or bad?"
"That depends who is asking."
I slid my ID across the counter. "Harland Farms."
She nodded slowly, then disappeared into the back. Ten minutes later, she came out carrying a yellow county folder with frayed edges. On the tab, written in faded ink, were the words: CONDITIONAL FARM ROAD ACCESS AGREEMENT — 23 LOTS.
Denise opened it carefully. Inside were maps, signatures, survey notes, maintenance clauses, and the original agreement between my father and the Willow Ridge developer.
The first page was simple. The gravel road behind my equipment yard was private farm property. The twenty-three lots of Willow Ridge Estates were only granted conditional access.
Chapter 5: The Clause
I sat at a wooden table in the back of the recorder's office and read through the thick legal jargon. My father hadn't just protected the farm; he had built a fortress out of paper.
The document explicitly stated:

The HOA does not own the access road.

The developer and subsequent homeowners are granted a revocable easement for ingress and egress.

The HOA is responsible for 100% of the maintenance costs for their portion of the gravel.
But the most important part was Section 4, Paragraph B.
"This easement is strictly conditional upon the residential development's non-interference with all agricultural operations of Harland Farms. Any attempt to restrict, penalize, or govern the agricultural activities, equipment movement, or land use of Harland Farms will result in the immediate and permanent revocation of this easement."
Karen hadn't just overstepped her bounds. By sending that violation package, she had legally triggered the revocation of her own neighborhood's back entrance.
I paid Denise for certified copies of the entire file. I bought a dozen cinnamon rolls from the bakery next door. Then, I drove to the office of the HOA's attorney.
I didn't need to yell. I simply handed him the certified copies, pointed to Section 4, Paragraph B, and left the violation package with the $2,500 fine right on top of it.
His face drained of color before I even made it to the door.
The following Monday morning, I was greasing the combine for the first real day of harvest. The sun was barely up, painting the sky a bruised purple.
Down by the back road, I saw a white SUV pull up. It was Karen. She marched out with a heavy chain and a padlock, wrapping it around my secondary gate—the one the twenty-three homeowners relied on to avoid a two-mile detour to the main highway.
