The room went completely silent.

I held up the certified plat.

“There has never been a boundary adjustment.”

Denise's voice sharpened.

“You're disrupting this meeting.”

Grace spoke from the board.

“He's raising a legitimate property concern.”

“Grace—”

“No,” Grace said. “I want the county documents entered into the record.”

Something changed in that room.

It was small.

But it was real.

For the first time, someone inside the HOA had openly challenged Denise.

Denise ended the meeting early.

The next morning, I received two more violations.

That was when I hired an attorney.

Marcus Bell

His name was Marcus Bell.

He had a small downtown office, expensive shoes, and the calmest handshake I'd ever encountered.

He read my binder for nearly thirty minutes.

He didn't interrupt.

He simply turned pages and made notes.

Finally, he removed his glasses.

“Your neighbor built a fence on your property.”

“Yes.”

“The HOA supported it.”

“Yes.”

“They fined you after you objected.”

“Yes.”

“And this fence may not have a permit.”

I sat forward.

Marcus tapped the installation photographs.

“Corner lot. Fence height. Street visibility.”

He looked at me.

“Did anyone check the permit?”

“I assumed the contractor handled it.”

“Never assume that when an HOA president is in a hurry.”

I called the permitting office that afternoon.

There was no permit.

Not for Denise.

Not for me.

Not for the contractor.

Nothing.

Now we had three separate problems.

Encroachment.

Unpermitted construction.

And potential HOA retaliation.

Marcus drafted a formal demand letter.
