PART2 HOA Ordered My Power Cut Over a Fake Violation — They Didn’t Know I Was the Lawyer Who Took Down HOAs
Chapter 3
No insults.
No anger.
No emotional reaction.
That seemed to irritate Melissa more than defiance would have.
She wanted me frightened.
Instead, I was documenting.
And she had no idea why.
The Warning
The confrontation happened after the spring annual meeting.
Most residents had already left.
I was stacking folding chairs when Melissa approached.
"You declined the landscape improvement assessment."
"I declined an unauthorized fee."
"It was approved by the board."
"The governing documents don't allow that kind of special assessment without a membership vote."
Her expression hardened.
"You seem to enjoy making things difficult."
"I enjoy reading documents before I pay invoices."
She stepped closer.
Her voice dropped.
"If you're not willing to cooperate, I'm going to make sure you regret it."
I placed the final chair on the stack.
"Good night, Melissa."
I walked away.
At the time, I thought she was bluffing.
That was my mistake.
Because Melissa didn't know who she was dealing with.
Most people in Cedarfield knew me as a quiet widower.
A man who maintained his father's garden.
A man who answered HOA letters with boring precision.
They didn't know I had passed the bar at twenty-six.
They didn't know I had spent fifteen years handling real-property disputes, HOA abuse cases, regulatory enforcement, and utility accountability litigation.
They didn't know I had represented homeowners against more than thirty associations in six states.
And they certainly didn't know that three years earlier, I had been appointed to the state's Residential Oversight and Consumer Protection Board.
The board had authority to investigate abusive HOA practices, utility misconduct, deceptive enforcement, and coercive private governance.
Melissa thought I was a quiet man with an old mailbox.
She was right about the quiet part.
She was wrong about everything else.
The fake violations accelerated in June.
Porch railing paint.
Garden edging.
Mailbox deterioration.
A hose reel.
Driveway staining that didn't exist.
Visible equipment that was actually locked inside my garage.
I answered every letter by certified mail.
I photographed everything.
I saved every envelope.
I scanned every document.
I maintained a spreadsheet.
Before Melissa realized there was a fight, I had already built a record.
Then she decided paperwork wasn't enough.
She decided to attack something I couldn't simply ignore.
My electricity.
The Safety Complaint
In early July, Melissa contacted Ethan Brooks.
Ethan was a regional operations manager for Consolidated Power Services.
