An HOA President Sent Her Police-Officer Husband to Take a Man’s Pool Keys — She Didn’t Know He Had Been Documenting Them for Months
Chapter 8
Ethan looked at the box.
“Then let the proper people establish that.”
The Boundary That Moved
Three days later, Ethan's formal complaint was acknowledged.
Linda retained an attorney.
Records were provided through proper channels.
That was when the situation changed.
Investigators subpoenaed bank records.
Vendor registrations.
Police vehicle logs.
Department schedules.
HOA emails.
The first results were troubling.
Blue Ridge Property Services existed.
But its mailing address was a rented mailbox.
Its registered manager was Daniel Voss's cousin.
Mountain Crest Pool Safety had been dissolved four years earlier.
Yet Pine Hollow continued paying it.
Evergreen Community Risk was real.
But the insurance policy number listed in the HOA budget did not exist.
Residents had been charged assessments for coverage that wasn't there.
Some payments moved into accounts controlled by companies connected to Patricia.
Daniel's signatures appeared on multiple approvals.
His patrol cruiser had repeatedly stopped near HOA enforcement targets while he was off duty.
In two instances, records indicated he was on duty.
Then Ethan discovered something else.
A Pine Hollow internal map.
It showed the HOA boundary extending roughly fifty feet onto his property.
Ethan took the map to George Benton.
The retired planner stared at it.
“This line is wrong.”
“The recorded plat doesn't show it?”
“No.”
George pointed at the legend.
“This isn't a certified survey.”
“No seal?”
“No.”
“No instrument number?”
“No.”
“So?”
George looked at him.
“Somebody drew it.”
Ethan photographed the map.
“Who distributed it?”
George didn't answer.
He didn't need to.
Ethan already knew.
Patricia had created her own version of the neighborhood boundary.
Then she had used that map to justify authority she did not possess.
The more Ethan looked, the clearer the pattern became.
The pool was only the visible part.
The real fight was about control.
“Maybe Someone Else Should Own That Property”
At a September board meeting, Patricia announced another new rule.
“All private water features within the visual boundaries of Pine Hollow will provide emergency community access.”
George Benton raised his hand.
“That has no legal meaning.”
Patricia glared at him.
“You are not on the board.”
“No.”
George smiled.
“But I can still read.”
Several residents laughed.
Patricia's face tightened.
Then she turned toward Ethan.
“You think this is funny?”
“No.”
“You've divided this neighborhood.”
“I didn't write your rules.”
“You refuse cooperation.”
“With authority you don't have.”
Daniel stood near the back of the room.
He wasn't in uniform.
But his personal firearm was visible beneath his jacket.
