HOA Refused My $63,500 Road Repair Bill—So I Shut Down the Only Gate to Their Lake Houses
Chapter 3
I stared at the screen. She was attempting to fine me for the damage her vendor caused to my property, using covenants that did not apply to my land. It was a spectacular display of bureaucratic delusion.
I didn't argue. I didn't call her. I simply replied with an attached PDF. It contained the deed, the access agreement, and a formal legal notice stating that her refusal to pay constituted a breach of contract. I noted that the thirty-day clock was still ticking.
Over the next month, Diane sent four more violation notices, racking up hypothetical fines totaling over two thousand dollars. I filed them all in a green folder on my desk. On day thirty-one, the invoice remained unpaid.
On a crisp Tuesday morning in November, at 4:30 AM, I walked down to the front entrance. I was wearing a headlamp and carrying a heavy toolbox.
The broken gate arm had been temporarily removed, leaving the entrance open. I walked past the ruined motor housing to the massive, secondary steel security gates that swung out from the stone pillars—gates that hadn't been closed since 2009. I swung the heavy iron gates shut. They met perfectly in the middle.
I took a length of half-inch, hardened boron steel chain—the kind used to secure heavy construction equipment—and wrapped it around the center bars. I secured it with a high-security padlock that required an angle grinder to remove.
I then zip-tied a large, professionally printed metal sign to the center of the gate.
ACCESS SUSPENDED. PER SECTION 4B, 2009 ACCESS AGREEMENT. HOA ACCOUNT IN ARREARS. PEDESTRIAN AND EMERGENCY ACCESS ONLY.
I walked back to my porch, poured a thermos of coffee, and sat down to watch the sunrise.
At 6:15 AM, the first commuter drove down from Lake View Pines. A silver BMW. It rolled up to the iron gates and stopped. The driver honked. I sipped my coffee. The driver got out, walked up to the gate, read the sign, and looked up at my porch. I offered a polite wave.
By 7:00 AM, there were twelve cars lined up. By 7:30 AM, it was a parking lot.
At 7:45 AM, a black SUV roared down the line, driving on the grass shoulder to bypass the parked cars. Diane Marsh stepped out. She was wearing a trench coat over her pajamas, her face a mask of absolute fury.
"Open this gate immediately!" she screamed, gripping the iron bars. "This is illegal imprisonment! I am calling the sheriff!"
"Please do," I called back from the porch.
