HOA Refused My $63,500 Road Repair Bill—So I Shut Down the Only Gate to Their Lake Houses
Chapter 5
"You're protecting your ego," another neighbor yelled. "I have a flight out of O'Hare in three hours!"
"I motion for an emergency vote of the HOA board," George declared loudly. "Right here. Right now. Do we have a quorum?"
Three other people raised their hands. They were board members who had, for the past two years, rubber-stamped everything Diane did just to avoid her wrath. Now, facing a blocked commute and the reality of a legally ironclad blockade, they found their courage.
"Motion to remove Diane Marsh as President," George said. "Seconded," a woman in a Tesla yelled. "All in favor?"
A chorus of "Aye" echoed through the morning air. Even the people who weren't on the board yelled it.
Diane stood frozen, her mouth opening and closing silently, like a fish pulled from the lake.
George walked up to the iron gate. He had his checkbook out and a pen in hand. "Mr. Callahan. I am the newly elected interim treasurer and acting president of Lake View Pines. If I write you a personal check right now for the full amount, and the HOA reimburses me later, will you open this gate?"
"George," I said, pulling the heavy padlock key from my pocket. "It's always a pleasure doing business with you."
The gate swung open at 8:15 AM. The exodus was orderly, if a bit rushed. Diane Marsh walked back to her house in silence.
By the end of the week, the HOA transferred the funds into my account. The new board, led by George Henderson, formally dissolved the contract of Dale Mercer, the compliance consultant. They also passed a resolution canceling all outstanding fines issued in the previous two years.
The new heavy-duty gate was installed before Thanksgiving. It worked flawlessly, silently swinging open for every authorized vehicle and securely locking down when required.
I kept the green folder on my desk, just in case, but I didn't need it. Governance had returned to functioning properly.
A few days after the new gate was installed, I took a walk down the private road toward the lake entrance. As I passed the Henderson property, I paused. There, hanging proudly on the fence exactly one inch from the common boundary, were three large, freshly filled bird feeders.
I smiled, turned around, and walked back up my quiet, private road.
