HOA newsletters.

Every public statement about the marina.

Every document told the same story.

The HOA had built confidence on top of land it didn't own.

Their internal maps labeled my shoreline as association waterfront.

Their brochures called it a community shoreline.

Their newsletters described it as resident-owned lake access.

Their board minutes referred to it as the marina parcel.

But the county records said otherwise.

Then came the morning of the grand opening.

It was almost offensively beautiful.

Blue sky.

Light wind.

Sunlight glittering across Lake Alder.

White tents lined the new walkway.

A jazz trio played near the entrance.

Luxury boats floated in the slips.

Sponsor banners snapped in the breeze.

Volunteers carried glossy brochures.

Photographers moved through the crowd.

At the front stood a stage.

Behind it was an enormous sign.

WELCOME TO THE HOLLOWAY SHORES PRIVATE MARINA

A LANDMARK ACHIEVEMENT IN COMMUNITY LIVING

Linda had dressed for history.

White suit.

Pearls.

Perfect hair.

Gold scissors resting on a velvet pillow.

She stood beside the ribbon accepting congratulations as though she had personally created the lake.

I arrived quietly.

Marisol was beside me.

So were Leonard and Miriam.

A county compliance officer named Daniel Reed met us near the back.

Marisol handed him a folder.

“Before the ceremony begins, you need to see this.”

Daniel opened it.

His face was neutral at first.

Then his eyebrows tightened.

He turned a page.

Then another.

He looked toward the marina.

Then back at the deed.

“This is certified?”

Miriam nodded.

“Issued this morning.”

Leonard unfolded the survey overlay.

“The docks, parking apron, shoreline improvements, and access road appear to be inside the Mercer parcel.”

Daniel looked at Marisol.

“Lease?”

“No.”

“Transfer?”

“No.”

“Construction easement?”

“No.”

“Owner authorization?”

Marisol looked at me.

“No,” I said.

Daniel stared toward the stage.

The music continued.

Linda took the microphone.

And the performance began.

The Ribbon

“Friends, neighbors, sponsors, and honored guests.”

Linda smiled.
