No insults.
No anger.
No emotional reaction.
That seemed to bother Melissa more than open defiance would have.
She wanted me frightened.
Instead, I was keeping records.
The Threat
The real confrontation happened after the spring HOA meeting.
Most residents had already left.
I was stacking folding chairs when Melissa approached.
"You declined the landscape improvement assessment."
"I declined an unauthorized fee."
"It was approved by the board."
"The governing documents don't permit that kind of special assessment without a membership vote."
Her eyes hardened.
"You seem to enjoy making things difficult."
"I enjoy reading documents before I pay invoices."
She stepped closer.
Her voice dropped.
"If you're not willing to cooperate, I'm going to make sure you regret it."
I placed the last chair on the stack.
"Good night, Melissa."
I walked away.
At the time, I thought she was bluffing.
That was my mistake.
What Melissa didn't know was that I had spent fifteen years dealing with people exactly like her.
Just not in neighborhoods.
In courtrooms.
Conference rooms.
Utility commission hearings.
State oversight proceedings.
Most people in Cedarfield knew me as a quiet widower who maintained his father's garden.
They didn't know I had passed the bar at twenty-six.
They didn't know I had represented homeowners against more than thirty associations in six states.
They didn't know I specialized in real-property disputes, HOA abuse, regulatory enforcement, and utility accountability.
And they certainly didn't know that I had been appointed to the state Residential Oversight and Consumer Protection Board.
Melissa thought I was simply a quiet man with an old mailbox.
She was right about the quiet part.
She was wrong about everything else.
The fake violations accelerated in June.
Porch paint.
Garden edging.
A hose reel.
Mailbox deterioration.
Driveway staining that didn't exist.
I answered every letter.
I saved every envelope.
I scanned every document.
I logged every date.
Before Melissa realized there was a fight, I already had a spreadsheet tracking everything.
