Something humiliating.

Something memorable.

Instead, I looked at her and said:

“I warned you.”

She opened her mouth.

Nothing came out.

The Paper Trail

The official survey arrived at 2:14 p.m.

Marcus immediately forwarded it to everyone involved.

The HOA board.

The management company.

Denise.

The fence contractor.

County code enforcement.

The permitting office.

The report was devastatingly simple.

The fence encroached onto my property by approximately six feet.

There was no recorded boundary adjustment.

The original plat remained valid.

My deed matched the survey.

The county records matched the survey.

Everything matched.

Except Denise's fence.

Then the contractor called me.

He sounded frightened.

“Mr. Mercer, I want you to understand that we were told the HOA had approved the property alignment.”

“Who told you?”

“Denise.”

“Do you have that in writing?”

There was a pause.

“Yes.”

Marcus asked him to send everything.

He did.

One email from Denise stated:

The HOA has confirmed the corrected property alignment, and the neighboring owner's objections are not valid.

There was no HOA confirmation.

Another document showed the contractor had specifically asked whether a permit was required.

Denise had replied:

Association approval is sufficient.

It wasn't.

The county opened a code-enforcement case.

The contractor suddenly wanted nothing to do with the dispute.

And the HOA board called an emergency meeting.

Denise tried to stop it.

Grace made sure she couldn't.

By Friday evening, the clubhouse was packed.

This time, there weren't twenty residents.

There were nearly sixty.

People who had ignored the dispute for months suddenly wanted to discuss property boundaries.

Accountability has an interesting effect on people.

It becomes fascinating when the person in power stops winning.
