I laughed.
"Does she?"
"She also says the board may remove the dock themselves and bill you."
That got my attention.
"Who heard that?"
"Half the neighborhood at pickleball."
I looked toward the houses.
Vanessa wasn't satisfied with paperwork anymore.
She needed an audience.
Three days later, an attorney's demand letter arrived.
It repeated the same claim and threatened legal action, attorney fees, and suspension of my community privileges.
That afternoon, I called Dana Whitcomb.
Dana had handled property disputes for twenty-five years.
She read the HOA's packet.
"This is sloppy."
"That's the polite version?"
"That's the generous version."
I looked through the window.
"Can they remove the dock?"
"Not legally, if your records are what you say they are."
"And if they try?"
"Then they give us a much better case."
She paused.
"There's something else."
"What?"
"Their attorney appears to be relying entirely on information supplied by the board."
"Vanessa."
"Likely."
"So nobody checked the county records."
"Not properly."
Dana gave me three instructions.
Don't argue emotionally.
Don't threaten anyone.
Don't remove anything.
Then she added:
"And let Vanessa keep talking."
"Why?"
"Because people like her often provide the evidence you need."
She was right.
Vanessa couldn't stop talking.
At the next HOA meeting, she put my dock on the agenda.
She showed a photograph of it enlarged on a projection screen.
"This structure represents a serious challenge to community standards," she announced.
Someone asked whether the dock was grandfathered.
"Grandfathered status is often misunderstood."
Another homeowner asked:
"Did the county approve it?"
Vanessa smiled.
"County approval does not automatically override community governance."
Then Mrs. Larkin raised her hand.
"Have you confirmed that the HOA owns that shoreline?"
Vanessa's expression hardened.
"The board is confident in its authority."
Mrs. Larkin didn't blink.
"That isn't what I asked."
Nobody answered.
The clip spread throughout the neighborhood the next morning.
And suddenly, people weren't just watching me fight Vanessa.
They were beginning to question Vanessa herself.
