"You hired the contractor. You signed the order. You assumed liability," Greene said. He looked at the rest of the board members, who were staring at Eleanor in absolute horror. "The HOA is entirely liable. I suggest you contact your insurance company, though I doubt they cover intentional criminal destruction of property."
Arthur finally stepped forward. He looked at Eleanor, who was now gripping the edge of the table to keep from collapsing. "I told you not to touch my bridge," Arthur said softly. "You should have listened."
The fallout was swift and devastating for the HOA. Their insurance company immediately denied the claim, citing the intentional and illegal nature of the demolition. The HOA board was dissolved in disgrace. To pay the massive fines to the EPA, the millions owed to the telecommunications company, and the heavy compensation to Arthur Miller, the HOA had to levy catastrophic special assessments on every home in the subdivision.
Scores of residents, unable or unwilling to pay the massive fees, sold their homes at a loss and moved away. The once-pristine 'Estates at Silver Run' lost its luster. The manicured lawns grew a little longer, the gazebos went unpainted, and the oppressive rules were forgotten as the residents focused on digging themselves out of the financial hole Eleanor Vance had dug for them.
As for Arthur, he received a very handsome settlement. The telecommunications company quickly installed a temporary line and then paid to construct a brand new, state-of-the-art bridge across the creek, built to withstand anything. The EPA oversaw the careful removal of the debris, restoring the creek to its natural beauty.
Arthur took a portion of the settlement money and hired a master carpenter. Together, using some of the salvaged timber from the original bridge, they built a beautiful, covered viewing deck on Arthur's side of the creek. It was rustic, it was perfect, and it was entirely his.
On a warm autumn evening, Arthur sat on his new viewing deck, sipping a cup of coffee. He listened to the gentle bubbling of Silver Run and watched the trout darting through the clear water. Across the creek, the subdivision was quiet, humbled by the immense cost of their own arrogance.
Arthur smiled, setting his coffee down. He walked back into his house, into his study, and patted the gray metal filing cabinet. He locked the drawer, knowing that the most powerful weapon he owned wasn't his tractor, his shotgun, or his land—it was the quiet certainty of knowing exactly where he stood, and having the paper to prove it.
