Paul immediately seconded the motion.
Harold hesitated.
Then he nodded.
"All in favor?"
Every board member except Vanessa raised a hand.
The homeowners didn't technically have a vote.
They didn't need one.
Their silence said enough.
Vanessa gathered her portfolio.
"This board is making a serious mistake."
Dana looked at her.
"No."
Vanessa stopped.
Dana continued quietly.
"It finally stopped making one."
Vanessa walked out.
Two days later, the HOA sent the official correction.
Every violation against my dock was rescinded.
The fines disappeared.
The county's findings were acknowledged.
Future shoreline enforcement would require verification of recorded property rights.
It wasn't a beautiful apology.
Dana called it "apology-shaped."
But it was written.
And that mattered.
Then homeowners requested the financial records.
They discovered legal fees, administrative charges, rush fees, and inspection expenses.
They also found Vanessa's emails.
One said:
"The Mercer situation is an opportunity to establish stronger control over shoreline structures."
Another said:
"If we allow one owner to claim special rights, others will follow."
Then came the sentence that destroyed what remained of her credibility:
"Most residents will not understand the distinction between water access and community authority, so messaging will be important."
Messaging.

Messaging.
That was all anyone needed to know.
The Dock Still Stands
The HOA hired an outside attorney to review its enforcement practices.
The findings were not a story of some massive conspiracy.
They were almost more embarrassing than that.
The problem was carelessness empowered by arrogance.
Violation letters had been issued without proper documentation.
Some fines had been escalated before homeowners received complete appeal instructions.
Committee records were incomplete.
Board votes were poorly documented.
Vanessa had pushed enforcement based on personal interpretation rather than clear authority.

Paul's trailer fine disappeared.
