"'No county violation exists regarding the dock structure located at Lot 47.'"
She looked up.
"That does not seem nuanced."
The room stirred.
Harold cleared his throat.
"The county did confirm the dock is compliant."
Paul Denning immediately spoke.
"Then why does Ethan still have fines on his account?"
Another homeowner called out:
"How much are the fines?"
I stood.
"As of Monday, the HOA claimed I owed eight thousand four hundred dollars."
The room erupted in whispers.
Vanessa raised a hand.
"That amount reflects continued noncompliance."
I looked at her.
"Noncompliance with authority the county says you don't have."
"The HOA has governing documents."
"So do I."
I held up the county report.
"And mine were recorded before this HOA existed."
That sentence changed the room.
Before mattered.
Dates mattered.
Records mattered.
And suddenly Vanessa was no longer the person holding the power.
She was the person who had to explain why she had ignored the evidence.
Then Dana stood.
The Cost of Being Wrong
"With respect," Dana said, "counsel should have reviewed the implications before threatening my client."
Vanessa turned toward her.
"And you are?"
"Dana Whitcomb. I represent Mr. Mercer."
Vanessa gave a small laugh.
"Well, that explains the theatrics."
Dana didn't blink.
"No, Ms. Holloway."
She lifted the county report.
"The theatrics were sending unauthorized inspectors onto private property, issuing fines without jurisdiction, misrepresenting county records, and telling residents my client occupied community water when no such authority existed."
Silence.
Dana placed the documents on the table one by one.
"My client provided the permit."
Ignored.
"The shoreline survey."
Ignored.
"The recorded water-rights agreement."
Ignored.
Vanessa snapped:
"Because those documents were outdated."
Dana looked directly at her.
"Recorded property rights do not expire because you find them inconvenient."
Someone in the crowd whispered, "Exactly."
Dana continued.
"The county has confirmed the dock is lawful and that the HOA lacks jurisdiction over the water area at issue."
Harold looked uncomfortable.
"The report doesn't use the word 'invalid' regarding the fines."
Dana turned a page.
"No. But your own bylaws do."
